In a first of its kind in India, a Rs 200 crore five-star deluxe boutique hotel that will offer a room with a view and a private swimming pool thrown in with each room will soon come up in the Konkan belt.

Fomento Resorts Pvt Ltd, which owns the Cidade De Goa group of five star hotels, has snapped up a 100 acre plot of land from the Maharashtra Tourism Development Corporation that is located on a hill site 200 metres from the Aravali beach, in Sindhudurg district.

The boutique hotel's USP will be a private swimming pool to go with every room. The project is also the first five-star hotel project in the Konkan region. Fomento Resorts has leased the land for 90 years from Maharashtra Tourism Development Corporation.

A spokesperson for MTDC confirming the land transaction said: "We have also independently chalked out a massive infrastructure creation drive in the Konkan region to give a boost to the tourism industry.

"The Cidade De Goa and other similar private hotel projects will give a boost to this endeavour."

The mayor of Sawantwadi taluka in the Sindhudurg region and president of the Maharashtra State Municipal Council Confederation, Deepak Vasantrao Kesarkar said: "The only other major hotel project coming up in the Sindhudurg region is the three star Kohinoor Samudra hotel facility being set up in Ratnagiri district."

"The Cida De Goa project proposal has been submitted to the Coastal Zone Management Authority since it involves development close to the sea shore (read within 500 metres of the Coastal Regulation Zone). We expect the first phase of the project to be completed in a year and a half."

The first phase will see the construction of around 20 rooms, each equipped with a private swimming pool , at a cost of around Rs 20 crore (Rs 200 million). On completion will see another 80 rooms with individual pools cooing up, Kesarkar added.

The location of the project on the hillock that starts where the Aravali beach front ends allows for a scenic sea-facing view. The MTDC had invited bids for the 100 acres land owned by it, which was snapped up by Fomento Resorts on a 90-year lease agreement.

Said Kesarkar, "The Sindhudurg region boasts of 15 pristine white sand beaches, each having a beach length of six to seven kilometers. The target of the hotel project is the high end consumers and foreign travellers who visit nearby Goa. Honeymooning couples are also expected to find the hotel facility a once in a lifetime experience."
