Office complex at Rs 125 cr!

Business Park Town Planners Ltd, a Delhi-based company, is planning to develop a 10-storey premium commercial complex at an estimated cost of Rs 125 crore (Rs 1.25 billion) in Gurgaon.

To be located on National Highway No 8, the 71-metre high Park Centra is being developed on 6 acres of land and will have 600,000 square feet built-up. BPTP, one of the first real estate developers to have theme-based projects, plans to complete the project in 15 months.

"We are in talks with several big corporate houses and multi-national companies. Six of them have shown keen interest in taking up large space in the complex," said Kabul Chawla, managing director of BPTP.

According to Chawla, the complex will have world-class facilities including broadband connectivity, business centres, banks, automated teller machines, food courts, restaurants, recreation and health centres, and a large three-storey parking space, sufficient enough to accommodate more than 1,200 cars.

Rajinder Kumar & Associates, which has been associated with several IT parks and commercial complexes, has planned Park Centra in such a manner that around 75 per cent of the area will be open space.

"With the National Capital Territory Region, particularly Noida and Gurgaon, fast emerging as an information technology hub in north, the demand for efficient buildings with larger floor plates has increased manifold," said Chawla.

Park Centra was being developed with an aim to accommodate these manpower-intensive offices and cater to their needs, he said.

According to Chawla, the company as already acquired the land opposite 32nd Milestone and the required clearances for the project and construction work will be started soon.

The 10-year old company is currently developing five projects covering over 5 million square feet area in prime locations in Delhi and the NCR at an investment of over Rs 400 crore (Rs 4 billion).

The company also plans to develop a residential township in Faridabad at an estimated cost of Rs 500 crore (Rs 5 billion) and a Rs 300 crore (Rs 3 billion) Infotech City in Greater Noida, adjacent the Taj Expressway. Over 51 acres of land for the Infotech City had already been acquired, Chawla said.
